Across the country, families need child care, but many have a hard time finding it. The bottleneck is supply: licensed child care providers consistently name real estate as one of the biggest stressors and barriers to growth. Care Access Real Estate (CARE)® addresses that directly — purchasing, renovating, and leasing a national portfolio of properties specifically designed for child care. As a child-care-friendly landlord, we expand existing quality providers and support them in achieving their goals.
We don't work alone. CARE partners with early education nonprofits, CDFIs, and public agencies embedded in local communities to prioritize neighborhoods with the greatest need, recruit and vet prospective tenants, and support providers with business coaching, licensing guidance, and personal finance resources. That ecosystem is how a real estate fund becomes part of the solution to America’s child care problem.
The CARE approach
CARE acquires and develops child care facilities, then leases them to experienced operators through long-term agreements. Purpose-built facilities and specialized layouts support stable occupancy and predictable income.

Innovative state and local policy across the country is addressing affordability for families and unlocking demand for child care, but supply cannot keep up. 90% of child care providers are small businesses, and they consistently cite real estate as a top barrier to growth. CARE is a real estate partner to growing providers.
Our child care homes and facilities are operated by in-demand, experienced providers identified and supported by on-the-ground community partners. CARE leases properties to child care providers who include families under 100% of area median income and those located in communities with insufficient child care supply.
We can’t address America’s child care problem without investing in the real estate that enables quality providers to grow their businesses and serve more kids. Our team keeps a dynamic view on key markets, incorporating policy context with real estate market conditions, local early childhood education players, and capital appetite to address this urgent need for child care supply. Our goal is to create and stabilize thousands of child care seats through center-based care in favorable markets.
